Village Project Underway
Our Lady of Angels Village is being built on 22 acres adjacent to Our Lady of Angels Retirement Home. Final approval from the City of Joliet is now in, and bank financing arrangements are being finalized. SAS Architects and Rogina and Associates (civil engineers) are hard at work completing site design plans.
Several meetings with the “Pioneer Residents” (priority depositors who have priority numbers to select a cottage or apartment home) have led to final design features for the 28 Phase IA cottage homes. Once 50 percent of the $10,000 construction deposits are received, and residency agreements signed, this phase will be completed and occupied next year. Marketing will continue on Phase IB (community building with 51 apartment homes and resident service areas), and we hope to start construction in mid-2007. Phase II, 30 cottage homes, will immediately follow completion of the prior phases.
Our Lady of Angels Village will be the first full service continuum-of-care senior living community in the Joliet area. Construction is now underway to convert the C-Wing into a 37-bed skilled nursing and rehabilitation unit, with almost all private rooms. This will complete the “continuum-of-care” by adding Medicare certified post-acute rehabilitation care at OLA. This wing was formerly used by the retired and ill Sisters of St. Francis living at OLA. The current Sister residents have moved to other rooms throughout the building. This project includes upgrading of the Activity Department and C Auditorium which are adjacent to the wing, and require asbestos removal and installation of sprinklers.

A refundable $1,500 priority deposit is the first step for a priority number to select an apartment or cottage home now, or at any time in the future. Should plans change, there can be an immediate refund.
“This would be a great time to contact senior relatives and friends,” Pulling said. “It would be a fine early Christmas present, and one that would add quality and assurance of care for many seniors. Our priority depositors are in their 60s, 70s, and 80s, and half are couples. Our Lady of Angels Village is going to be a wonderful and active community.”

Village plans and related information can be seen on this website. The Village will include one and two-bedroom apartment and cottage homes, located on property just north of Our Lady of Angels Retirement Home, on Wyoming Avenue, in Joliet. The units will feature large bedroom/bedrooms, walk-in closet, bath with sit-down shower, living room, dining room, full kitchen, and patio or balcony.
Carpeting, blinds and major appliances will be included with each unit, while residents provide their own furnishings. There will be a monthly fee which covers property management, maintenance, security and housekeeping services, health and wellness programs, a personal emergency response system and other benefits of residency. In addition, Village residents will have full access to OLA facilities and services such as the Library, Gift Shop, Activity Department and daily Mass in the chapel.

SOME QUESTIONS AND ANSWERS
What is the purpose of Our Lady of Angels Village?
Our Lady of Angels Retirement Home and the Sisters of St. Francis of Mary Immaculate intend to operate Our Lady of Angels Village as a Senior Community that provides resident assistance when required. This will allow residents the full privacy and independence of senior living, along with the security of supportive living services.
How will it be designed and built?
The sponsors will retain highly regarded specialists in senior living design and construction to complete a high quality residential community that will accommodate resident needs over time.
What are the unit choices?
Unit plans were reviewed with focus groups from the Greater Joliet area. There will be a choice of cottage and apartment homes. Cottage homes will be two-bedroom units with an attached garage. Apartment homes will be either one-bedroom or two-bedroom, with a choice of covered or open parking. All spacious cottage and apartment homes will include a large bedroom/bedrooms, walk-in closet, bath with sit-down shower, living room, dining room, full kitchen, and patio or balcony.
May I furnish my own cottage or apartment home?
Absolutely! Residents are expected to furnish their cottage or apartment home, and will have choices for carpeting and other features.What special features and services will be offered?
In addition to privacy and independence, independent and supportive services will include:
• Catered dining with a choice of meals depending upon resident demand.
• Housekeeping and laundry services.
• A wellness and fitness center with part-time nursing.
• A staff person on duty (or call) 24 hours per day, 7 days a week.
• Personal emergency response system for each resident.
• Transportation and activities for those who wish to participate.
• Security and maintenance.
• Professional full-time management.
• Handicapped accessibility.
May I store certain items?
Yes. There will be a storage area for residents located within the Village.
May I keep my car?
Yes. Ample parking will be available. Cottages have attached garages. Covered parking will be available for an additional fee. Our Lady of Angels Village will also provide or arrange for transportation if needed.
What are the requirements for residency?
Residents will be selected according to their priority number. A residency review relative to level of care and financial status will also be required, and will be updated on a regular basis.
Is my deposit refundable if I decide to give up my priority number?
Yes. Should you decide to give up your priority number, your deposit will be refunded less a 5% handling charge.
What are the anticipated independent and supportive living charges?
Charges will include all basic services and will be set by the Board of Directors based upon costs. There will be an additional charge for a second resident in the same apartment or cottage home, and residents needing more extensive assistance may pay an additional fee.
Will there be an entry fee?
Yes. Entry fees will range from about $155,000 to $240,000 depending on cost and apartment or cottage home size. The full entry fee will be paid in three installments: $1,500 priority deposit; $8,500 construction deposit; and the remainder as the occupancy deposit. Upon occupancy of your apartment or cottage home by the next resident, you or your estate will receive a 90% refund of your entry fee, assuming that this does not exceed the current unit price.
Suppose I run out of money?
Your financial status will be part of the residency review. The Board of Directors will establish a small scholarship fund to assist residents in need.
Suppose I need nursing home care?
An important goal of Our Lady of Angels Village is to avoid nursing home placement by maintaining a higher quality of life through proper nutrition, socialization, and health care. If nursing home care becomes necessary, priority admission for the next bed will be available for nursing and rehabilitative care at Our Lady of Angels Retirement Home.
Can I maintain my apartment or cottage home if I am hospitalized or in a nursing home?
Yes, as long as the monthly fee continues to be paid. This also applies to residents who travel extensively or have a vacation home elsewhere.
Can my move-in be delayed?
Yes. A temporary delay can be arranged with management approval. However, beyond this, a unit that is not being paid for will be offered to the individual with the next priority number.
What are the resident policies?
As Our Lady of Angels Village is nearing completion, a full set of resident policies will be provided along with a resident application and agreement. A resident council, which will be established once Our Lady of Angels Village is occupied, will have input into resident policies for daily living.

OUR LADY OF ANGELS VILLAGE
INFORMATION SHEET ON SERVICES AND MONTHLY COSTS
It is important to note that Our Lady of Angels Village is intended to be a continuum of care "aging-in-place" senior community with supportive services and priority admission to Our Lady of Angels Retirement Home for nursing care if needed. The intent is to allow residents to remain in Our Lady of Angels Village as long as possible, and to have the assurance that services will be available when needed. Priority Depositors will be an integral part of the planning and design of both the physical accommodations and the service plan. The following is included in the estimated monthly fee:
(1) Staff
Oversight by our Administrator, Sr. Maria Pesavento, OSF.
Full-time on-site Village Director.
Full-time Wellness Nurse for assistance, screening, health education, and care coordination if needed.
Full-time housekeepers for weekly apartment and cottage home cleaning, and semi-annual complete cleaning (shampoo rugs, etc.).
Full-time maintenance for building and grounds upkeep, and to assist residents with any needs within their own units.
Full-time guest services, activity coordination, and driving assistant.
Resident assistants and reception seven days per week.
Part-time fitness and exercise instructor.
Registered Dietician and other consultants to assist with the Wellness Program and to offer consultation to residents upon request.
(2) Services Other than Above
Personal Emergency Response System for assistance whenever needed.
Security Service and arrangements to protect residents and property.
Full access of all Village residents to all facilities such as Fitness Center, Library, Chapel, and other community areas.
Arrangements for community dining (catered service) at an additional cost depending upon resident demand.
(3) Other Costs Included in the Monthly Fee
Please note that Our Lady of Angels Retirement Home is a charitable, nonprofit, tax-exempt entity. The corporation was formed in 1961. All Village costs are covered including utilities, trash removal, snow plowing, property insurance, supplies, repairs, periodic redecorating/repainting and upkeep, and administrative expenses.
(4) Other Resident Costs
Residents furnish their own units, but carpeting, painting, window shades, and all equipment are provided and maintained by Our Lady of Angels Village. Residents pay separately for:
Cable (all units are wired). Telephone. Heat/Air Conditioning for your unit. Electricity for your unit.
Monthly fees are currently estimated (based upon a detailed budget reviewed by the Board of Directors and our Administrator) at $980 for the first resident in an apartment or cottage home, and $360 for the second resident. Any future increases will be based upon costs, and approved by the Directors with resident review.
